  • Stepping Up the Basement: Value Boost and Final Tally
  • Value boost and final tally
    From "Sweat Equity"
    episode DSEQ-106

    PHOTO
    John and Colleen Rauscher dramatically transformed their outdated basement by taking down the wood paneling, installing stunning hardwood stairs and adding a state-of-the-art home theater system. Even though the Rauscher’s personalized their space, by not adding built-ins and choosing a neutral paint color the room is open to change when and if they decide to move. But for now, they have a downstairs they can truly enjoy.

    Sweat Equity Value Boosts:

    • By removing the wood paneling, adding drywall and texture, the Rauscher’s updated their basement to the style of the rest of the house. A consistent look through the house is important when incorporating a newly renovated space.

    • Adding hardwood risers and treads over the existing staircase instead of rebuilding the entire staircase helped the Rauscher’s save money (figure A). Well-maintained hardwood floors instantly boost equity and style.

    • The Rauscher’s installed recessed can lighting in their basement (figure B). Many basements have low ceilings and can lighting, in this case, makes the space seem less imposing and more open.

    • Colleen’s paint color choice reflects the natural light in the basement, making it a brighter space (figure C). Typically light-colored paint enhances darker rooms, like a basement, when selling your home.

    • And finally, the Rauscher’s home-theater-in-a-box was the best bang for their buck (figure D). Home theaters are popular right now and they show well, but adding built-ins for your equipment limits the use for your space for future homeowners.

    Final Tally:

    Lumber = $1,900
    Drywall = $1,100
    Carpet = $1,500
    Labor = $1,321
    Paint/Fixtures = $1,170
    Lighting = $1,009

    TOTAL MATERIALS = $8,000

    REALTOR’S ESTIMATED VALUE INCREASE = $25,000

    NET RETURN ON INVESTMENT = $17,000
