  • Basement Finish: Value Boosts and Final Tally
  • From "Sweat Equity"
    episode DSEQ-105

    Anne and Dave Husted added serious livability to their basement by installing pre-hung doors and a laminate floor. After adding finishing touches, such as trim pieces for their can lights and outlet covers, the Husteds have finished their basement.

    Sweat Equity Extras:

    • Taking advantage of their newly added space, the Husteds make it a little homier by moving down furniture including a lounge chair, an office desk, exercise equipment and wall pictures (figure A).

    • Dave and Anne add the option of a basement guest room by installing a queen size Murphy bed frame inside a new closet (figure B). By doing so, they avoid the mistake of customizing the basement too much. A multi-purpose room means future buyers can use the space the way they want.

    • In addition to adding can lighting, the Husteds also add a decorative light fixture in the basement hallway (figure C).

    • They also add a wall mounted television set to create yet another space option for the basement: recreation (figure D)!

    Anne and Dave started their basement project with a well-conceived plan. During the project, they saved a lot of money by careful selection of materials and by doing a majority of the work themselves. In the end, they get to enjoy their finished basement, but will they ever see that money again?

    Final Tally:

    framing/insulation = $934
    electrical/lighting = $798
    drywall = $2,200
    doors = $389
    Murphy bed = $750
    flooring = $485
    paint/trim = $459

    TOTAL = $6015

    REALTOR’S ESTIMATED VALUE INCREASE = $15,000

    RENOVATION COST = $6,015

    NET RETURN ON INVESTMENT = $8,985
