    All the hard work has finally paid off and the Oberg family (Brad, Lynn and their two daughters) is ready to move into their dream custom-built home.

    Note that all the inside work is done, but much of the landscaping still needs to be completed, but the move-in day is here, nonetheless. Now that Brad and Lynn have received their keys, they just need to take care of a few more things before they can start packing.

    • To take over their new mortgage, our homeowners need to give the bank a down payment, and since their old house (figure A) hasn't sold yet, they'll have to secure another loan.

      Note: According to Debbie Mondell, a mortgage consultant, if you have a house you want to buy and your old house hasn't sold yet, you can get the equity out of the current resident to put down on the new resident with a "bridge loan".     • With the bridge loan in place the only thing left to do is to get the certificate of occupancy (CO). This is basically the "final" inspection. Everything from the final electrical inspection to the checking the smoke-detection system is covered in this final inspection.

    • The county inspector also stops by to make sure all the "safety" criteria have been met.

    Note: If the home fails a final inspection, according to Ronald Henshaw, a code administrator, it isn't a direct reflection of the home builder, especially with the scope of the Oberg home. He says it's not unusual at all to find five or 10 code items with such a house.

    For example, there weren't enough smoke detectors in the Oberg home, which is an "easy" mistake to make.
