    Home inspector Rick Yerger explains to homeowners Chris and Fran Kidd what a weep screed is and how it should work. Then he teaches them how to jackhammer concrete along a stucco wall to create an exterior drain and expose the trapped weep screed.

    Free Up the Weep Screed

    Materials:

    measuring tape
    chalk line
    circular saw with diamond-tipped blade
    gloves
    safety glasses
    hammer
    pickax

    1. Begin by taking measurements. Measure 3-1/2" away from the stucco and make a mark (figure A). Snap a chalk line over the mark and spray the line liberally with acrylic paint to prevent accidental removal of the line (figure B).

    2. Use a circular saw with a diamond-tipped blade to cut the concrete, spraying the blade with water to keep it lubricated during the cutting process. Follow the manufacturer’s instructions when changing blades (figure C).

    3. Use a roller guide along with a straightedge to help cut a perfect line (figure D).

    4. When cutting is complete, drill holes in the concrete; the holes will facilitate the chipping process (figure E).

    5. Using hammers, begin breaking up the areas between the holes. To break up the area further, use a pickax (figure F). With the weep screed exposed, it will be able to do its job of letting trapped moisture out from behind the stucco.
