The design/build team will maintain the home’s original style and charm while updating and opening spaces to improve flow. Features will include large wraparound Southern-style decks, exposed rafter tails at overhangs and a second-floor gable that will be "over framed" onto the expanded roof line. A cupola a nod to the Portsmouth Island Lifesaving Station placed over the second-floor stair landing will project additional light into the core.
The south, beach-facing "front" of the house will capitalize on water views and capture abundant winter sunlight via double glass doors and south-facing glazing. One set of modest, central steps leads to the deck, where one can choose to enter into the home through the left "mudroom" door, center double doors or sitting room entrance.
A portion of the original porch roof line will form a new sitting room. The former one-story master bedroom will be expanded vertically; its exterior entrance will be enhanced with a small porch, which will maximize privacy and relaxation in this space.
The north “back” side of the home will house the master bedroom and bathroom. The porch roof line is balanced on each side to create symmetry.
Fourteen feet of the second-floor roof line will be vaulted out over the south deck to increase interior volume of the family/media room. The south gable will be "over framed" to give DIY Network Blog Cabin 2013 the look of a home renovated over the years.
A west addition fits under the porch roof line. The first-floor powder room, laundry room and master bathroom will be located within this area.
Floor Plan: First Floor
The dining room will be relocated to the home’s south side and the kitchen moved to the core in preference to the large wraparound southern deck. The existing second-floor steps, ship's ladder in style and not to code, will be replaced by "winder" steps. Size: first floor, 1220 square feet; first-floor decks, 489 square feet.
Floor Plan: Second Floor
The south portion of the second floor, which formerly housed two bedrooms, a hallway and the stairs, will be opened up to accommodate a media/family room with its own Murphy bed. The ceiling will be vaulted and a small south deck/walkout will be added. The second-floor core will house a full bathroom, the stairs and hallway, the cupola light shaft and a mechanical room. A guest suite will nestle in the rear (north) portion of the second floor. Size: second floor, 841 square feet; second-floor deck, 50 square feet.
